R A T E S  &  P O L I C I E S

• Room Rates range from $149-$225 per night

• Rates are for double occupancy. $40 per person over 2 guests.
• Weekend visits are two-night stays in the Rose Cottage, Secretariat, Southern Dream, Southern Charm, Southern Comfort and King's hideaway.

• Single-night stays are only available in Rooms within the main house and the Penthouse.

• We accept all Mastercard, Discover and Visa , Cash and Personal Checks.

• 50% of your total bill will be charged at time of booking. Remaining balance will be charged 5 days before arrival.
  Deposit is refundable if reservations are cancelled 20 Days prior to reserved date during off-season
  and 30 days prior to reserved date during high-season, less a $45 transaction fee.

Cancelation Policy for Holidays:

The following holidays have a no cancelation policy. If you should have to cancel please understand that you

take full responsibility for full payment.

Holidays are:

Thanksgiving- Wednesday thru Sunday

Christmas- Eve and Day

New Years- Eve and Day

• Spa Treatments are refundable if canceled within 7 days of the date that services are scheduled.

• We ask that you take full responsibility for full payment if you do not cancel within the cancellation period.

• There will be a $45 transaction fee for any cancellation.

Cancellation Policy for Round Top Antique week is as follows:
Guest Credit Card will be charged in full at time of reservation.
If you have to cancel, we ask that you take full responsibility for your reservation as we do not offer refunds for these 2 weeks of the antique show.

• We are a smoke-free establishment. There will be a $250 charge for smoking in one of our guest rooms or cottages.

• Well-behaved children and certain pets are welcome in the cottages only, but please do confirm availability in advance.
  (A cleaning fee of $50 will be charged for each pet)

• Normal Check-In, to meet with innkeepers, is from 3 to 5 pm.
  

Self Check-In if you arrive after the normal check in times. Please advise and we will have an after hours check-in letter at the front door for you.

All cottages are self catering and self check-in. We will send a welcome letter about a week before your arrival with instructions to find your cottage and the current gate code.

• Check Out is 11am.

• We reserve the right to refuse service to anyone!

Release and Waiver of Liability

Please understand that reserving at Lillian Farms your indicating that you agree to release and hold harmless Lillian Farms, its owners, agents, and other guests for any liability.

I, the Releasee (hereinafter the guest) hereby irrevocably and unconditionally release & hold harmless from liability Lillian Farms, its owners, agents, and other guests from any & all liabilities, claims, actions, damages, costs, or expenses of any nature whatsoever weather in law or equity, known or unknown, occurring during, caused by, relating to, or arising in any way from my participation at Lillian Farms Bed and Breakfast.

I understand that attending a facility in the country may involve participation in physical activities both indoors and outdoors, and certain exposure to wildlife. With these, and all related activities, there is a certain element of risk. By accepting this waiver, I hereby acknowledge that my participation is at my own risk, and that I assume all responsibilities for any and all aspects of participation by both myself and any children who might accompany me. This waiver applies to any and all activities participated in at Lillian Farms.

I understand that this release from Liability irrevocably & unconditionally releases and hold harmless all Releasees from any financial or other liability for any injury, bodily harm, sickness, illness, or loss of life that I as a guest or my family member or friend may suffer and from any economic harm or loss of property occurring during, caused by, relating to, or arising in any way out of staying at Lillian Farms Bed and Breakfast.

I, the Releasee understand that reserving at Lillian Farms intend to be legally bound by the release
and waiver of liability.
