Lillian Farms is a small property where every guest reservation made is both important and special to us. If your travel plans change and you must cancel your reservation, please call us at least 20 (twenty) days prior to off season and 30 (thirty) days in the high season prior to your arrival date for a cheerful refund of your deposit less a $45 processing fee.

There are no refunds on reservations for Round Top Antique Weeks (last two weeks of March and last two weeks of September). Your credit/debit card will be charged in full at the time your reservation is made. We ask that you take full responsibility for your reservation as we do not offer refunds for these 2 weeks of the antique show.

In the unlikely event that you must cancel with less than twenty (20) days notice in off season or thirty (30) days in high season, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation.

Rates and policies are subject to change and vary during high impact periods and for some special requests. Rates are subject to change without notice.

Normal Check-in 3 pm - 5 pm to meet with the innkeepers for guests staying in the main house.
Check Out is 11 AM.

Self Check-In for Estate House guests: If you plan to arrive after the normal check in time, please advise and we will have an after hours check-in letter at the front door for you.

All cottages are self-catering and self-check-in. There will be no staff available for cottage check-ins. We will send a welcome letter about a week before your arrival with instructions containing the current gate code and directions to your cottage. Please watch for this email and read it carefully.

2 hour early check in $25 if available

2 hour late check out $25 if available



• A 50% deposit is required to secure your reservation. Your card will be charged for 50% of your total bill when you book and the remaining balance approximately a week before arrival.

Please note that during Round Top Antique Weeks (Spring & Fall), holidays, and select festival weekends, your card is subject to being charged in full at the time your reservation is made. If you book online, your reservation will be charged in full once we receive notice of the booking.

• We are a smoke-free establishment.
There will be a $250 charge for smoking in any of our rooms or cottages.

• Well-behaved children and certain pets (lap dogs) are welcome, but please do confirm availability in advance. A $50.00 cleaning fee will be charged for each pet.

*For wedding events, all wedding guests staying on the property will be charged a $50 refundable cleaning deposit at the time their reservation is made. This deposit will be refunded to the credit card on file once the guest has checked out and our housekeeping team has determined that no damage has occurred or additional cleaning over and above what is normal is required.

*While staying on the property, guests are responsible for any and all damages, including the removal of items from the property, that may occur, including but not limited to any and all damage to cottages, guest rooms, barn, landscaping, signage, common areas, furnishings, and fences. By making a reservation with Lillian Farms Country Estate, guest agrees that should any damage or loss occur, Lillian Farms may charge the credit card on file. A detailed invoice detailing any damage or loss will be sent to the e-mail address on file for the guest upon request.

Release and Waiver of Liability

*Please be aware that in being a guest at Lillian Farms, you do so at your own risk. Please agree to this page, thereby indicating that you agree to release and hold harmless Lillian Farms, its owners, agents, and other guests for any liability.

I, the Releasee (hereinafter the guest) hereby irrevocably and unconditionally release & hold harmless from liability Lillian Farms, its owners, agents, and other guests from any & all liabilities, claims, actions, damages, costs, or expenses of any nature whatsoever whether in law or equity, known or unknown, occurring during, caused by, relating to, or arising in any way from my participation at Lillian Farms Bed and Breakfast.

I understand that attending a facility in the country may involve participation in physical activities both indoors and outdoors, and certain exposure to wildlife. With these and all related activities, there is a certain element of risk. By accepting this waiver, I hereby acknowledge that my participation is at my own risk and that I assume all responsibilities for any and all aspects of participation by both myself and any children who might accompany me. This waiver applies to any and all activities participated in at Lillian Farms.

I understand that this release from Liability irrevocably & unconditionally releases and hold harmless all Releasees from any financial or other liability for any injury, bodily harm, sickness, illness, or loss of life that I as a guest or my family member or friend may suffer and from any economic harm or loss of property occurring during, caused by, relating to, or arising in any way out of staying at Lillian Farms Bed and Breakfast.

I, the Releasee understand that reserving at Lillian Farms intend to be legally bound by the release and waiver of liability.
